Landlords should consider taking out an insurance policy that gives them emergency assistance and breakdown cover for their properties, Landlordzone.co.uk has advised.

Editor Tom Entwistle said: "It is always a good idea to have emergency cover and a lot of landlords do use that because it makes it easier for them to manage."

Mr Entwistle also recommended landlords look into rent guarantee insurance, which he explained "offers protection against rent arrears and offers a certain amount of cover for legal protection".

A survey from the Association of Residential Letting Agents published last week reported marginal falls in rental returns due to the increasing number of new developments.

The report also found average rents for houses are down by seven per cent and for flats by nine per cent.

On BBC Radio 4's Money Box programme, Citizens Advice and the housing charity Shelter said that too many landlords are not protecting their tenants' deposits.
